Bathroom 2  the existing dark gloomy storeroom wall make way for a walk in closet cum dresser STORY A low maintenance home that is big on storage was priority for Alvin and his wife, owners of a 30 years old HDB unit in the east. In addition, the couple wanted a look that is sleek and understated, able to withstand the test of time. Their approach to designing their home was a meticulous one. Luxe Minimalist living  Property The property is a resale Westcoast Condo owned by Mr. Tristan. The idea was to interpret a stark modern aesthetic within the spaces while still making them seem inviting. With a total renovation budget of $95000 and a timeline of 12 weeks, Mr. Ken Faith Interior Designs was able to convert a standardized space into something unique. Overview of the design Modernism is a style that is quite challenging to interpret. The use of marble look glazed tiles added some much-needed textures within the spaces, and the choice of sleek, high concept furniture coupled with trendy accessories and chrome finishes added to the appeal. Property The property is an HDB BTO flat located in Bendemeer Light, and Mr. Ken was asked to design the interior based on a strictly allocated budget – a grand total of $30k. Although quite challenging, the end result turned out to be a combination of unfettered grace, elegance and sophistication the likes of which are very rarely seen in small-scale interior projects. Overview of the design The basic concept behind the whole design was to deliver visuals that would be highly distinct and classy. As a result, Mr. Ken went with a moody, alluring dark themed interior that adds a sensual, raw appeal to the space. Theme & style The Minotti style reflects authentic Italian integrity which is delivered through timeless visual styling, comfort and careful selection of materials in this HDB BTO flat. Aside from the use of plush fabrics and materials throughout the design, this style is also reflected in the quality, flexibility and visual versatility of that has been strategically implemented in each and every aspect of the space. The overall ambiance looks incredibly bespoke and fashionable. living area  The stylish TV console has been dressed in an anti-fingerprint black laminate and tinted glass – a trendy combination that sets off the entire ambiance with a beautiful panache. Moreover, high resilient floor from Powerdekor floor emulates a raw cement aesthetic that adds a unique edginess to the whole design and is absolutely resilient to boot. Lastly, the incredible view from the high-rise windows has been optimized by designing stylishly oversized portals that complement the beauty of the Minotti style with its urban backdrop. Chic open kitchen  The open floor layout highlights the stunning looks of the candid kitchen design, but it was not always that way. In fact, the existing wall had to be dismantled to attain that coveted ‘see-through’ effect. The bar counter with a black quartz top looks absolutely deluxe while all the doors visible within the circulation space have been strategically camouflaged by being painted over in grey ‘bomb-shelter’ paint. The in-built appliances – especially the fridge with the chrome plating – adds a posh flair to the whole setting, while a pull-out ladder has been installed beside it for dry food storage.  
All the existing kitchen walls have been plastered over with a coat of water resilient sealant to emulate the same, raw, edgy appeal as the living area. Furthermore, to enhance the sense of continuity, the living room floor finish has also been extended to the enclosed kitchen space, and ensure a more spacious look. As the client forgo the option to install a hood – but Mr. Ken still measured in some contingencies for installation in case they wish to cook in the future. Lastly, a granite sink has been installed to face less condensation, which is great for a space like the kitchen. Bedroom   The best part about this bedroom is the small walk-in closet that has been artfully tucked into the corner with tinted glass for some measure of privacy, and to keep the clutter out of sight. The interior design of the master bedroom has been deliberately kept simple, while the accent wallpaper that defines the major aesthetic of the space was imported from Kyoto Japan. Luxe bathroom units  The existing bathroom were tile over the existing wall tiles with new Peranakan motif tiles, while the dry area walls were simply plastered over ad painted a gentle dove-grey emulsion. The client’s opted for customized carpentry for the vanity design and mirror storage, while a sleek, bath-essential niche was designed in the shower area to keep shampoos, soaps, conditioners and other shower essentials handy. This HDB features an uncanny combination of Modern Classic and Industrial concepts. The dichotomous theme brings out a classy elegance within this home’s ambiance that is not only easy on the eyes, but also functionally cognizant. Property The property consists of a 670 square feet HDB resale unit with typical in-built necessities and two bedrooms. The clients – Sebas and Cherlyn – wanted their new home to emulate a sophisticated modern classical look with a touch of edginess and the Mr. Ken, the project manager delivered exactly that by merging the elegance of classic elements with the edginess of the industrial style.
Overview of the design The HDB units are small by design, but that doesn’t mean they cannot hold a big personality. By creating just right amount of balance between homely and stylish. Some of the accessories and in-built units have been done in a nicely distressed finish that emphasize the softness of the classical features around the home even more. From the selection of lights to the smooth finish of the paint and even the decorative baubles that make up a small percentage of the aesthetic – each and everything has been carefully set up to be the best form of trendy and comfortable at the same time.
Theme and Style Usually, it can be a bit challenging to design two juxtaposed themes within a single home unit – especially when those two themes clash in aesthetics. However, Mr. Ken is a veteran project manager, and his particular skillset and extensive experience helped him blend the perfect mixture of modern classic and industrial in this HDB interior design.   The simple relief of the living area The living area of this HDB unit has been done in the recurring black and white color scheme with a touch of industrial rustic in the mix. While the monochromatic aspects enforce the classical parts of the theme, the wooden floor brings in an industrial edge. The dining nook The dining nook is an extension of the living area, but manages to retain its own identity. The careful selection of the furniture as well as the light fixture give the space an individual quality that identifies this small nook as an area of its own. The black Ikea knobs perfectly complement the shabby chic finish of the cabinets and subway tile back splash, while the beautiful monochrome floor tiles from Hafary Tile Gallery brings in a modern classic look to the otherwise mostly industrial setting. The cherry on top is the suspended industrial style lamps that hang over the parallel countertop layout   The unique bedroom set-up The bedroom is simple, but the wardrobe laminates and the lighting are what makes it unique. The classical style Jenning laminate makes the wardrobe feel very retro, and the suspended bedside table lamps provide an extra dose of industrial to balance out the classic elements.   The understated elegance of bathrooms Master toilet has been enlarged to give it a more luxurious aesthetic. The dry and wet areas have been separated with the help of a full-height fixed glass panel. The overall effect is the perfect combination of modern classic and vintage industrial. Many visitor were amazed how a 3 room toilet turn out this spacious.  Both the toilets have been carefully dressed up to ramp up their aesthetics. The common toilet been artfully done in white subway tiles for walls and monochrome patterned tiles for the floors. Sebas and cherlyn cleverly chose black colour shower mixer that make the overall look is every attractive and thematically accurate. Overview of the design Converting something conventional into extraordinary is a challenging task, The client took the BTO Design Package by Faith Interior Designs and invested in a-la-carte items, so the total budget was a reasonable $27k. Since BTO’s have a predetermined amount of square-footage, it is important to imbue a sense of spaciousness within the design. This is why Andy and Summer crafted the layout to be a roomy concept. The rest of the interior design has been carried out in light, neutral color tones to evoke a sense of calm and restfulness. Dining room Like the rest of the home, the dining area has been carried out in the running sky blue and white tones, the artwork provides nice contrast.  Master bed The master bedroom has also been done in the running blue-and-white color scheme, but Andy and Summer added a small twist by tweaking with the laminate designs. The addition of grey, blocky patterns in the mix adds a visual dynamism to the whole space. Instead of looking placid and boring, it looks attractive and dynamic. The high-resilience floor by LG is another addition that adds refreshingly warm look in the otherwise cool hued interior design.  The elegant kitchen The kitchen has a very typical BTO-style layout – narrow and elongated. However, the designers have managed to convey the overall ambiance of the home interior design even in the kitchen. The countertop was sourced from iQuartz and the laminates from TAK Laminates. Tempered glass backing is install for easy maintenance. The overall ambient result is outstanding and in tandem with the rest of the space.

The living room, circulation space and dining area are all visually connected, although they do retain their individuality. The main attraction in the living area is the exposed brick media wall. It has been painted white to convey a chic sophistication that makes the overall space look the epitome of classy.  The sporadic wooden accents in the circulation area and dining space offer adequate contrast within the space. The open-floor concept coupled with the soft hues creates a beautiful, relaxing ambience. Overview of the Design Small style interior design is especially challenging to tackle; you could end up constricting the space by designing unnecessary barriers, incorporating an overwhelming theme or messing up the layout by curating disproportionate furniture. However, FID has handled the renovation exceptionally well and respected the smallness of the space by organizing a semi-open floor layout with just the right amount of privacy and respected the originality of the apartment itself.  Theme and style The idea of this renovation was to preserve the antiquity of the space while incorporating some new and fresh ideas to liven up the ambiance. The layout of the actual room is narrow, so the design has been complemented with open spaces and minimal furniture. The timber floor has been arranged in a fun herringbone style which is complemented by proper accentuating in the form of accessories and artwork.  The transitional space between the dining area and the living room has been physically separated with a beautiful pyramid ladder-style shelf. Top all that off with the beautiful, antique themed industrial lighting fixture and this space handles the vintage-come-modern vibe exceptionally well. The hybrid bedroom design The bedroom interior emulates a simple design with adequate accenting in all the right space. The floor has been laid with timber boards in a herringbone design. The entire space exudes an old-school vintage charm with a dash of contemporary that has been emulated through expert placement of accessories and adequate finishes.   The Kitchen Single countered with a cozy little eat-in and an intimate vibe has been accessorized with minimal finishes. This contemporary take has been complemented with the restored vintage peranakan tiles and under cabinet lighting. The contrast between the before-and-after is truly telling. In a limited amount of area, they have molded the space in a way to suit the ideal aesthetic of the client, and created a space that is not only spacious, but grand  Furnished with cove lights, wall beading and a very a la mode feature partition wall, the overall mood is set to be low-key opulent while keeping the new-fangled look fresh. The client, Mr Tony and Ms Joanne wanted the space to be molded in clean, cut lines while still emulating a distinctively cozy vibe in the ambiance. The color palate is mostly subdued, but that only adds an understated elegance to the muted grandeur of the neo-colonial aspect of the theme – an expert amalgamation. Looking at the Living Room The living area, storage and dining space consolidate into a single, open breadth, but each still holds its own ambiance and functionality. The living area has been designed in the image of colonial tradition, with beading on the feature walls, floor to ceiling contemporary French Windows with Venetian white PVC blinds, and a cove light holder. In addition, the furniture design is a clever combination of modern and classical – the black, leather sofa creates an interesting juxtaposition against the velvet upholstered loveseat; one modern, the other not.  The suspended TV cabinet dressed in dressed in ash wood veneer looks distinctly modern against the wall beading in its backdrop. The careful overlap of white and black is perfectly proportioned to balance out the visual weight of the overall ambiance – not too bold, yet not too austere. The Kitchen The kitchen itself is a sleek affair and follows the same color and material palate as the rest of the apartment – with white, glossy EDL laminates, black quartz countertops (courtesy: IQUARTZ), tempered glass backsplash and soft close drawers, Mr. Ken has created an exemplary theme for this specific kitchen.  Master Bedroom The prevalent austerity that follows most of the thematic execution in the public zones is fettered out in the bedrooms. The scene that greets guests as they enter Adrian and Lillian’s personal living space is one that’s understated yet polished. It’s a far cry from the dated and uninspiring interior that the couple first laid eyes on – a space that hasn’t been revamped for more than ten years. An overhaul was definitely in order, and this was only made possible with the help of Ken, their design guru from Faith Interior Design and Renovation. We embark on a tour of their revamped residence, and find out how Ken played a pivotal role in their condominium’s radical transformation.  A wall of white bricks adorned with a striking gold mirror is the focal point of the entryway. But who would have thought the adjoining wall is actually a door to the owner’s storeroom?  This feature wall wasn’t in the original floor plan. It has been constructed to demarcate the living room from the dining area, and is now used as a backdrop for the television. Wrapped in Imported laminates that appears like leather, it infuses the space with an air of sophistication.
A Look Into Layout In a house that’s sprawling yet sports narrow passageways and odd angles, space planning is crucial. However, the couple knew what they wanted from the get-go – an airy interior with clearly defined living zones. Adrian even marked out the areas on the floor pan where he wished to completely overhaul. But nothing beats an expert’s opinion, creativity, and years of experience. After sharing his ideas with Ken, the interior designer worked upon those suggestions and came up with nifty solution that resulted in more walking and storage space for the family.
The closet that was present in the original layout was too tiny to be fully utilised. Plus, it jutted out into the passageway and made it narrow. Adrian’s idea was to remove it to free up walking space. Ken did just that, and fixed huge framed photographs of the family on the walls ala an art gallery.  One of the more significant structural alterations that were made to the condominium was the kitchen. Some parts of the walls were hacked away to open up the area between the kitchen and the living areas. The false ceilings built by the previous occupants were removed to imbue this area with a loft-like feel. Glass sliding doors were chosen in place of regular ones to achieve an open-plan layout while preventing fumes from escaping. With the larger space, Adrian finally managed to fulfil his dreams of owning an island. 
 A small change can also make a huge difference when it comes to layout. With two kids in tow, a spacious shower area is important. The door to the bathroom was originally placed right at the shower area, hindering the kids from enjoying a bigger space to wash up in. After moving it to the new spot at the opposite end of the bathroom, space is magically created and the little ones can now shower to their hearts’ content! 
Master Bathroom It was one of Lillian’s overseas stays that inspired the look for the pair’s master bathroom. The black tinted glass doors, retractable mirror that lights up, as well as vast wall mirror are reminiscent of an en suite hotel bathroom. 
Master Bedroom The wardrobe that reaches up to the ceiling takes advantage of wall space, granting the homeowners more room for their belongings. Cove and down lights were fixed on only one side of their master suite to make way for this massive closet, and give a loft-like appearance to the area.

Mr Gerald and Ms Mandy only have an undying bliss that expresses their appreciation for their newly remodelled home. The apartment was just an ordinary 100 meter square HBD Standard Flat, which had no glamour to portray their newly crowned marital status. The just married couple love it warm and cosy. They also knew that the perfect bunch for this task is Faith Interior Designs and renovations. Indeed, they were certainly proved right since through their design guru, Mr Chinfei, an excess of what they had in mind was put in place. Yes, Mr Chinfei actualize this. Below is a tour into the couple’s palatial home and an insight of the magic that Mr Chinfei worked  KITCHEN  It is certainly easy to rush into a ‘wow’ expression upon walking into the contempo kitchen area. The wall unit with a shoe cabinet with a display, a seat as well as a laminated TV feature wall with hidden cove light is completely stunning. The room also entails a false ceiling with a recess cove light.  The furnishing of the dining area is certainly one to note. Top notch dining seats and table speaks out class, loud and clear. BATHROOMYou will also be in for a pleasant surprise upon landing on the master and the common bathroom. The details incorporated are contemporary making it rhyme with the rest of the apartment. To spice up the look of the master bathroom, new comely wall and floor tiles were also in the plan. Justice was also done to the common bathroom which was gifted with a 90 degrees corner shower screen. This does not only save on space but also makes it child friendly and sleek. Elegance would be an understatement but it is all that that runs around this home. The new dashing designs fused into their home, are ones that could literally snatch your breathe. It is these kinds of dreams that are actualized by Ken, a design expert from Faith Interior Designs and Renovations. His personal touch up has seen their plain home, sire a stylish, polished and fashionable apartment. Here is a close insight of how Interior designer Ken made this a reality. A simple quick glance of the new home is enough to tell you that he understands what it means by complementing the ecstasy that accompanies newlyweds. His team of skilled craftsmen were up to the task when it was time to pick up their tools. Nothing was left to chance as it is evidenced by the new face that Mr. Yap and Ms. Stella’s house conformed into. Not afraid to get their hands dirty, Ken and his team were determined to put in place the Modern Scandinavian theme into the couple’s home.
The kitchen was treated to a series of huge alterations. The old wall was the first to go down, which brought into light an open concept kitchen. There would be no better gift to the couple who are lovers of crowds and hosting parties. Since the kitchen is a commonly used area during such instances, they found it worthy to open it up, making it bigger and child friendly.  The kitchen wall was engulfed with subway wall tiles from Lian Seng Hin Pte Ltd. To grace up the floor they acquired the timber look alike ceramic tiles, also from Lian Seng Hin Pte Ltd. The counter was as well dressed up with Timber look alike Composite top. Also covered with a white wall emulsion, was the tip-on store room door in order to achieve a uniform look all around. With everything in its place, the design guru was able to pull out a catchy and up to date kitchen arena.  The living room beam was obviously proving to create a nuisance to the whole room especially the TV area. This was why they flushed the TV wall to silence it.  The old doorway was clearly traditional and all humdrum.
The doorway into the study room is one that has seen a tremendous refinement. The old one was nothing out of ordinary and would easily be confused with a glass wall rather than a slide door. All these was easily turned into a different tale when the new flashy fresh door with a black powder coating finish was installed. It does not just make it alluring, but also makes a bold black statement portraying a doorway. 
 Unequaled ideas are what you should expect with Ken in charge of your house’s renovation. The couple’s master bathroom was furnished with materials from top notch companies. Quartz Vanity counter is a clear indication that the designing guru does not settle for less.  The old uninspiring master bedroom was clearly nothing to display the couples newly crowned bedroom. Within a short time, all the tables were turned and Ken’s presence was evident all over the bedroom. First, in order to create a niche for display and conceal the air cone pipe, they partitioned the wall behind the bed. What was then a hallway-like bedroom underwent serious level ups and culminated a walk in closet. The closet was by itself a bold statement as it was made using modern designs making the whole composition mouth dropping. Mr. Yap and Ms. Stella have now more reasons to be joyful about walking into their bedroom. It is mainly because Ken stirred up the simplicity of their bedroom by incorporating a warm and welcoming mood. She lives with her husband and travels most of the time. She wanted a sleek minimalistic style for her apartment to suit her lifestyle and aesthetic taste. Designers Ken Goo planned the layout and interior design of this apartment. This wasn’t an ordinary apartment to work at—it was exciting and challenging, as their job was not only to design the apartment but also to oversee the purchasing and delivery of materials and soft furnishing eg., curtains, etc. article written by muneeza  The choice of colours, textures, materials, art work, accessories, and storage, etc.,was made after careful market research, the latest interior design trends, and the client’s requirements and preferences. While most of the material for renovation was purchased, some was even custom made by the designers themselves to give a personal touch to this apartment. FOYER  The designer wanted to make sure that the apartment opens up to a foyer which features enough visual space. Hence, glossy white finish was opted for to create a sense of expanse. There are no distinct boundaries between the foyer, the dining space, and the living area—however; there are subtle thresholds between each of these spaces. The rendering of each space has been done a thoughtful process on part of the designers. The entrance mirror and the adjacent artwork used for display are features that do not take up space but provide ambiance to this area. It gives a glimpse of the kitchen through the semi glass wall. It also leads the eye to the far end of the living room which opens up to balcony. This is how the apartment welcomes its residents every time they enter it. LIVING ROOM  The combination of black and white colour imbibes energy to this living room. The designers have made sure to add both colours equally. If the ceiling is white, the fan has to be black. White comfy couches has been placed next to the balcony, the crystal clear sliding doors enhance the ambiance of the living area. The brick wall of the living room has been custom made by Faith Interior Design. The idea was to introduce subtle texture in the walls of this room to balance other design elements and also to create visual interest in the room. The full length mirror with sleek black frame and paintings on the brick wall create liveliness in this room.   The TV unit offers smart storage solution for your media equipment. KITCHEN & DINING   A rectangular dining table with glossy finish paired with contrast black high chairs exudes simplicity and elegance. The curved arms rest of the chairs produce a fluid design balanced by the straight, sleek lines of the space. The built in space for the refrigerator and oven saves a lot of space and provides easy access to the basic amenities. Featuring pendant lights just above the dining table, its design scheme flows into the living room. MASTER BEDROOM This space was to be transformed into a dream bedroom for their client. The transformation to a great looking bedroom was a result of our designers’ passionate creativity. This is one room where you want to invest special efforts to make it more comfortable, and a place where you are going to relax. Most of us base our perfect home design on things we like to be surrounded with, which is why there is no better place to speak in favour of our personality than our bedroom. The common approach should be to look for the contemporary bed, the huge beds are not necessarily comfortable, even smaller ones can do a good job when space is limited. The placement of a bed is a very critical point in the designing of a bedroom. The bedroom’s layout won’t be perfect without the appropriate lighting. Here the designers have taken the selection of lighting to another level. The use of three-round crystal chandelier in the bedroom has made the feel of it very classic. Choosing the colour of the curtains or choosing whether the blinds will do justice with the bedroom, or the curtains will give tranquility is a hard to make decision. The placement of the bed near the window with soothing coloured curtains is also well designed. Who doesn’t want to open their eyes and see Nature’s beauty just by lying on a comfortable bed? The purpose of adding little but basic elements on your side tables and headboard to give airy and inviting look to the bedroom. The fewer you add, the cozier it looks. The textured leather headboard in brown colour provides contrast to the walls and curtains as well as space for artwork, photo frames, and side lights. STUDY ROOMThe owner required a quiet little corner, which could work as her home office. Maintaining the same minimalistic look, a wall mounted work station with ceiling hung shelves was selected. Absolute natural lighting from the French windows floods the space and fills it up with energy. This small space was gradually converted into a comfy study place where creative ideas float with the city view on one side.  The grey curtains with a layer of sheer white curtains gel in with the colours of the grey wall with white shelves and create a mixture of deep, yet spacious look for the room. The wooden flooring required something extra to personalize the space and a connection to the colour scheme of this space. Ken selected a round grey rug and placed it in the middle of the room. The comfortable couch with a rounded low back is the perfect place to recline with a book, or even ‘case studies’. Here is a picture of the study after renovation. Notice the spectacular ceiling light that is enough to fill the study with the required amount of light for this room.  The bathroom is divided into dry and wet zones with clear glass walls. The huge mirror is mounted up till the ceiling to create visual space. A window opens into the shower zone and its frosted glass allows diffused sunlight to enter the bathroom for natural light.
